- Cracked and sliding tiles – When tiles crack – due to age, exposure, or just simply walking across the roof and stepping incorrectly on your tile – it can expose the underlayment and lead to leaks.
- Corrosion – The excessive heat we experience can bake your tile and make them brittle over time. This exposure mixed with our strong monsoon winds can lead to cracks and other issues that will need to be replaced to avoid further harm to your roof.

Here are a few of the most common issues that cause flat roof damage:
Ponding water — While they are designed to appear flat, these roofs have multiple drainage points to prevent standing water. If one of these drains is blocked and water begins to pool, it can lead to leaks and other damage.
Cracked membrane — Many foam roofing materials are impervious to leaks, but some flat roofs require an additional membrane. If this membrane wears thin, become torn or cracked and cause damage.
Edge damage — The edging on a flat roof is just as critical for protecting the underlayers and foundation. When it’s bent or damaged, it can cause water to leak underneath.
